Safety Checks

All Landlords are required by law to have all gas appliances checked for safety annually, but all homes should really have an annual safety check of the gas appliances.

Always remember that if gas appliances are not burning gas correctly, whether through general neglect, an innocent action that has affected the appliance**, or a component failure, then carbon monoxide can be produced which can kill!

**e.g. take care not to block air vents; always keep cookers clean; never modify or tamper with a gas appliance or its flue!

Annual Safety Checks of the WHOLE gas installation are essential.

The following items are included for each appliance

  • Check ventilation provision vs requirements
  • Check fluing
  • Visually check appliance internally
  • Check combustion using gas analyser and/or flame picture as appropriate
  • Check safety devices
  • Check for signs of distress
  • Check gas rate (usage) of appliance

Check the gas meter installation.

As with annual safety check above, PLUS any manufacturer specified servicing requirements
